Fire Damper Maintenance & Inspection

As part of our commitment to ensuring the highest standards of fire safety and regulatory compliance, we will carry out the servicing, testing, and inspection of fire dampers in accordance with British Standard 9999:2017 – Code of Practice for Fire Safety in the Design, Management and Use of Buildings.

This standard outlines best practices for maintaining life safety systems, including fire dampers, which play a critical role in preventing the spread of fire and smoke through ventilation systems.

In addition, our work will be guided by the latest industry recommendations set out in the BESA Technical Bulletin TB001 (Fire and Smoke Damper Maintenance). This technical bulletin, published by the Building Engineering Services Association (BESA), provides detailed guidance on the frequency, methods, and record-keeping requirements for the effective maintenance of fire and smoke dampers.

Our service includes:

All fire/smoke dampers shall be tested by a trained competent engineer. Testing will include but is not limited to the following:

An inventory of all dampers tested.
All Fire/Smoke dampers will be manually released to ensure the integrity of the spring-loaded shutter.
The Fusible link will be inspected for any deformity or damage.
All motorised smoke dampers will be tested using the local Electrical Thermal Release switch (ETR).
The Fire/Smoke Damper will be cleaned and lubricated (when recommended within the damper manufacturer) within the closed position.
The Fire/Smoke Damper shall then be opened and re-set.
Any severe corrosion found shall be included within the service report.

Regular maintenance is essential not only for compliance but also for ensuring that fire dampers will perform correctly in the event of a fire, protecting occupants and supporting the building’s compartmentation strategy.
